Hi, Please excuse of my ignorance on Singapore property market.
Why is it you have some units listed as Condos and some as apartments ?
How much fit-outs are provided in a standard unit ?
Are we expected to spend further money for interior ?

Good morning Chee Hoe,

Classification of residential projects into condos and apartments are based on their land size even though they might have almost all kinds of facilities. Any project with a land size with at least 40,000 sqft will be classified as condos while anything less than that will be classified as apartments.

Btw do you intend to purchase a new or resale condo?

For new condos, it depends on the developer on what are the furnishing they are providing. Most will provide wardrobe, kitchen cabinets, hood and stove etc. Some even provide fridge and washer/ dryer.

For resale condos, it depends on the seller whether they are willing to leave behind their furnishings. But definitely fixtures will be left behind.

For both choices, I think you will definitely need to do up abit on renovation.

Hope my opinion aids in your decision making.

Btw are you a SPR or foreigner? If you are either one, do bear in mind you will be subject to additional buyer's stamp duty for your residential property purchase.

You will require to put in your own lights and curtains as well as electrical appliances like TV. Apartment usually refer to condo with retail mall. (the developers would retain ownership and rent individual units to different tenants). Example: Watertown, Jurong Point and etc mixed development.

Condo just mainly resident units (and sold in individual units to different owners)

For interior appliances for new project, you need to go to the developer showsuite to have a draft ideal. The detail will only be stated in the OTP upon you signed.

A project site with min area 40,000 sqft will be classified as condominium. It may come with facility like swimming pool, tennis court, gym ...etc

All under construction project come with finished flooring, wardrobe in all rooms, full kitchen layout...etc. When the unit is ready, minimum renovation is to fix up lighting and move in furnitures.
